In considering an overview of real estate in Austria, the most striking fact associated with real property in that country is the fact that overall the costs associated with real estate in Austria is higher than any other country in Europe. In addition, the cost of living in Austria generally is higher than any other country in Europe at the present time.

With this in mind, it is also important to note that the tax rate in Austria when it comes to the buying and selling of real estate in that country also runs rather high. For example, any capital gains that are experienced on the sale of real estate is taxed in Austria as regular income at the significant rate of 34%. There are exceptions to this taxation. First of all, a piece of real estate that is used as a primary residence is exempt from this tax. Additionally, all real estate that is held for ten yours or more is exempt from this taxation as well. Therefore, many people, including foreign nationals, hold on to investment real estate for at least ten years before turning around and selling the property for a profit.

As will be discussed in greater detail later, foreign nationals have a history of investing in real estate in Austria. In recent years, significant steps have been taken and made to streamline and simplify the manner in which foreign nationals can invest in real estate in Austria. This particular is true when it comes to foreign nationals from the countries that make up the European Union.

A foreign national that is interested in investing in real estate in Austria needs to keep in mind that the cost of real estate in that country is higher than in any other country in Europe. Thus, for the most part, individuals who find themselves investing in real estate in Austria tend to be a bit better heeled and tend to have a higher amount of disposable income.

The tax implications of buying and selling real estate in Austria also need to be kept in mind when it comes to a foreign national making an investment in real estate in that country. These implications are set forth and discussed previously .

Residential Real Estate in Austria – Single Family Properties

Foreign nationals do make the purchase of single family residences and dwellings in Austria with some regularity. Far and above, the greatest number of foreign nationals who are purchasing single family residences in Austria are Germans. Italians are coming in at second place with citizens from other EU nations coming in rather far behind. Of course, there are some people from other nations that are also making the purchase of single family residences in Austria.

Most people who are foreign nationals who are purchasing real estate in Austria are doing to to establish second homes. For the most part, these homes are being used as retreats and for holiday purposes .

Austria has been among the leading lights for the European unity and is largely due to its efforts that the European Union, in the modern times, has seen the light of day.

As highlighted earlier, Austria is the costliest place to live in the whole of Europe. This means that unfortunately, the property scenario in Austria is not too encouraging for the investors of present times. The higher cost of living has, indeed, played a spoilsport for the potential investors. European Union membership notwithstanding, Austria has not seen any surge of investor interest, primarily because of high property prices within the country.

Austria has done well by relaxing the laws in terms of foreign ownership of property, but still buyers want the Austrian government to address the issue of high property prices of every commodity before even thinking of investing in Austrian real estate. Rough estimates indicate that a Studio Apartment is not available in Austria below £50,000 and a 2-bedroom apartment starts from a whopping £70,000 and if you are planning an independent house in Austria, be prepared to shell out at least £180,000 to realize your property. It’s not only the price, but also the tax structure that is quite stringent in Austria. Any capital gains on the sale of real estate are taxed as regular income at the exorbitant rate of 34%.

Being a tourist spot, vacation and holiday property around the Alps is your best bet for investment in Austria. A year-round influx of tourists means you have regular rental income from the holiday properties in and around the ski resorts. The majority of the population in Austria live in and around cities like Innsbruck, Salzburg and Vienna, resultantly; these places are the ones to look out for in terms of real estate investment.

The country comprises Germans and Italians as the primary groups of foreigners who have either settled down here or made Austria their second home destination.

The restrictions for non-EU foreign investors are more stringent than the EU ones. Thus, the Brits will find the going easier as far as the legalities and administrative procedure pertaining to owning a property in Austria is concerned.

The countries peculiar real estate laws means that all foreign investors should seriously consider hiring an expert real estate agent or a local attorney to take care of all the official formalities entailing the registration of property. The expert help will also come in handy if you decide to finance your property purchase through a local Austrian bank.

Austria is a country that is often ignored in comparision with its larger neighbour, Germany. But Austria is a wonderful place to spend a camping holiday, especially in the Western region known as the Tyrol. Tyrol is a place focusing the most stunning scenery in Austria, and it is a haven for walkers, trekkers and cyclists.

Charming Cities

Whilst anyone camping in West Austria will naturally be spending most of their time in the countryside, visitors shouldn’t miss out on the towns and cities of the region. Innsbruck, the capital of the region, is a delightful city surrounded by the Alps. The medieval Old Town is the most enjoyable place to explore in the city, with the stunning Golden Roof the most famous sight in the city. The Imperial Palace and the Mausoleum of Maximilian I are two of the other main attractions of a visit to Innsbruck.

Away from Innsbruck, Kitzbühel and Ehrwald are both well worth a visit. Kitzbühel is located in a splendid valley, and is renowned as a key wintersports destination. But it is of equal interest in the summer, with horse riding and golf being popular activities to enjoy amidst the breathtaking surroundings. Ehrwald is one of the most picturesque towns in this part of Austria; if you are camping near here, be sure to visit and catch the cable car to the top of the Zugspitze for unforgettable views out over the nearby mountains and
glaciers.

Natural Splendour

The real highlight of camping in Austria is the spectacular landscape, and nowhere is this more true than in the Tyrol. Long renowned as a Mecca for skiers, hikers, climbers and cyclists, this is a landscape of stunning mountain vistas, glaciers, pine forests and beautiful lakes.

The mountains of Tyrol act as both a dramatic backdrop and a main attraction for the region. With over 700 mountains over 10,000ft there are plenty of peaks and valleys for keen walkers to explore – Wildspitze (3774m), Klienglockner (3770m) and Weisskugel (3738m) are the region’s tallest peaks, and the main objectives for avid trekkers and climbers. Innsbruck is the centre of information for walkers, and should be the first stop off point for anyone looking to learn more. Many of the campsites in Austria will also be able to provide visitors with more information on local walking trails.

Away from the mountains, Lake Achen is the other real natural highlight for those camping in Austria’s Tyrol region. The water is over 100 metres deep and is crystal clear, and the lake itself is ringed by Tyrolean mountains – it truly is a breathtaking sight. The best way to get there is via the old cogwheel steam train from Jenbach, the Achensee Bahn, and following that up with a ferry tour of the lake itself.

A travel to Austria will give you more things but a camping in West Austria is making more meaningful for your trip. Enjoying beauty of mountain and lake as a camping here should be the most memorable thing for all trallers.

A holiday in Austria will be a wonderful experience for you at any time of year. The only difference is that you will take part in activities according to seasons. You can go hiking, mountain biking and lake swimming in summer. Winter is the best time to ski. A number of festivals go on throughout the year and there is a music festival lasting from May to October.

It is not in much news now, but at one time it was an important participant in economy, military and political scene and was also known as the Austro-Hungarian Empire. Now it is a smaller place and has developed as a perfect travel and holiday destination.

Officially the country is known as the Republic of Austria. It is a small country, roughly about 32,000 square miles in area. Vienna a very beautiful city is the capital of Austria. It has a population of 1.6 million people. The people living in Austria are called Austrians.

The heritage of Austria is exhibited in a very energetic way. Vienna’s pompous Habsburg palaces and Salzburg’s baroque Splendour are huge and when you go into the roots you will find Stone Age settlements, ruins of the Roman Empire combined with lively medieval festivals. There is no need to go searching for culture as it looks at your face.

Eisriesenwelt Hohle can be reached by a train which travels from Salzburg to Werfen. There are mini-buses which will take you to the caves, from here you can either walk down or take a cable car. Eisriesenwelt has very elaborate and beautiful ice formations; it’s the world’s largest accessible ice caves. It is good to take warm clothes as it gets cold in here.

Hohe Tauern National Park is another popular tourist destination. You can travel up to the site by car. It covers an area of about 1786 sq km and is one of the largest in Europe. Austria’s highest mountain Grossglockner lies in the heart of this protected sanctuary of flora and fauna. Even the road through the park can be said to be most beautiful in the world.

Krimml Falls is a stunning sight and well worth a visit on your vacation. You can take a bus from Zell am See to this triple-level. It attracts many visitors in summer. On the other hand the slopes above Krimml village become a place to ski. The falls’ combined height is 380m; it has 3 sections which are linked by a twisting river.

Kuenringerburg is a walk for about 15 minutes from Durnstein and you are there. It is very high up in the hill, and has a stunning view of the curve in Danube River, and the ruins of the castle of Kunringerburg.

Austria is a land of mystifying peaks, magical lakes and gushing rivers which makes it an amazing outdoor hunt. Here you can enjoy a number of activities at the same time. Like you want to climb mountains in Tyrol or ski on the slopes of the Alps or paddle in the furious Inn River, it’s all there. Austria is a beautiful country with a rich cultural heritage and is definitely worth a visit.

A holiday with the places above will be wonderful for holiday makers because here they can stay in ski chalets for rent as holiday accommodation. Furthermore, there are always availuable self catering holiday apartments in Austria for all travellers.

One of top countries on the world which is famous for skiing is Austria. The country is also the idealest place for tourists because of its culture and fresh alpine slopes which merges with beautiful landscapes.

Austria is home to a large range of ski resorts, catering for all abilities and tastes. From the abundantly expensive to the bargain basement, Austria has it all, from the highest peaks, to the snowiest landscapes, and with a speck of research you can find a number of great deals.

The dream of many skiers, the Alps span several European countries, and is a must-ski for a fanatic. Spend a few days in Austria, and contribute at least one of them in skiing the Alps. You wont be unhappy.

If you make some inquiries work before you leave, you will normally be able to find some superior quality accommodations at low prices. Whether you are booking within a ski resort, or nearby, you must check with the internet to find last minute deals which may help you to save money. An excellent tip to keep in mind is that the star rating given to accommodation does not point out the quality of the place.

You might be better off in a one star than a three star for example, given that the star only signify
the level of services. Moreover, lower star ratings are generally cheaper, so you can gain from quality, reduced price accommodation if you know where to look. Does not matter what type of accommodation you choose for, if you are supple enough to leave for your holiday instantly you will benefit from good deals.

Among all these, the internet is the home to a large variety of low cost airlines which run no add-ons, no ticket services. These airlines considered to be as good as their more expensive competitors, and just as resourceful and comfortable. One important thing you must bear in mind about any airline: make sure they are prepared to handle skiing equipments. Most companies will charge extra for your skis, so it is vital to ask before you book, for bulky or large and delicate goods.

A further highly suggested purchase is, insurance for both, for your equipment and for yourself. Things may go wrong, on a holiday as well as at home; therefore it is important to make sure that you are covered. Generally, when you are placing your equipment in an airplane hold, or when you are coddling in a dangerous sport like skiing, insurance is very important for ensuring you do not end up high and dry. You may find good deals if you shop around, and it actually is worth the few bucks to get that piece of mind, and actual backup in case things go wrong.

In Austria, you will be satisfied all what is related to skiing. So a perfect ski holiday that is just affordable in Austria is welcoming all travellers around who want to challenge with this sport.

Austria is every bit a visitors paradise. It has everything – from icy Alps in the West to the picturesque Danube Basin in the East. Austria has been among the leading lights for the European unity and is largely due to its efforts that the European Union, in the modern times, has seen the light of day.

High costs notwithstanding, the country is among the top-notch attractions for high-class tourists across the world. The Alps in the western region of the country have always attracted skiing and hiking fanatics from all over the world. Moreover, this mountainous region has tremendous historical significance as depicted through numerous Museums, Galleries, and Historical Buildings.

In fact, Austria’s rich historical and cultural heritage is magnificently spread all across the landscape, with the capital Vienna taking the lead having a resplendent Opera House and the former imperial residence of the Hofburg. Salzburg is famous for being the birthplace of Mozart. The whole of Austria was the centre of Cultural Renaissance during the 17th and 18th Centuries, and it’s here that the terms like Baroque and The Enlightenment, actually, took shape.

Austria, in modern times, has beautifully blended its cultural heritage with modern marvels in architecture. Visitors are often surprised to see the amount of amalgam contained in every modern city of Austria.

Being a landlocked country, there is little opportunity for aquatic fun. But this void is made up by other numerous land-based activities that you can enjoy within the country. And the adventure is heightened by the inviting climate with pleasant summers and cold winters. With National Parks, Vineyards, and the Alps mountain range, you won’t require any other motivation to explore this beautiful country – perhaps download our country guide on Austria to help you on your way.

With a car, you can explore Austria stunning landscape at leisure, without the constraints of timetables, spending as much or as little time in any spot.Driving around the rugged mountain peaks, peaceful valleys, small towns and never-ending green forests is a truly unique experience.

There are also a number of architectural hotspots throughout Austria, most notable of which can be found in Vienna, the countries capital.

Salzkammergut has been noted as a particularly beautiful area of the country, recommended for new-comers to explore. With its gorgeous lakes, mountainous peaks, small towns and villages, ice caves and salt mines it proves an exciting adventure.

Although the beauty of Austria can be enjoyed all year round, its best to avoid driving in the colder seasons, as snow often blocks some of the higher roads of the country.

Driving laws throughout Austria are governed by EU rules and are obeyed and often strictly enforced.

The main dissimilarity to driving in the UK is of course that motorists in Austria drive on the right and overtake on the left. Headlights must also be used at all times and priority given to ascending vehicles.

When in Vienna, horns cannot be used. There are a great deals of rules that govern where you can and cannot park, the most important of which include not parking wherever you see a sign reading “Halten Verboten” and in front of any entrance.

Failure to comply with the parking rules can make you subject to heavy fines and you could have your vehicle towed.

As is the case in Germany and France it is compulsory to carry a warning triangle with you at all times, visibility vests are also required in Austria.
